Do you allow pets?
We do not allow pets of any kind.
What is included in the rent?
In addition to your apartment, your rent also includes water, power, sewer, & trash. Tenants are required to provide their own internet/tv.
Is there parking?
Yes! Each apartment comes with one off street parking spot. Additionally, you are able to take your lease to the city and buy an on-street parking permit
Do you require a deposit?
Yes, we require a deposit equal to one month’s rent.
How long is the lease?
All leases are for a term of one year and are renewable annually. Tenants are required to give 90 days notice when moving out.
What is the maximum occupancy for the apartments?
The studio is for one resident and the 1 bedroom units are for no more than two residents each.
Do you require renters insurance?
Yes.
What is required to lease an apartment?
All prospective tenants must apply and pay a nonrefundable $40 application fee.
Applicant must make at least 2.5X-3x the rental rate amount. Ex. If rent is $1,200 then the gross monthly income must be $3,600.00.
Applicant must have a strong credit score; 580 or higher is recommended.
579 or lower credit score is an automatic denial.
1 or more bankruptcy filings in the last 3 years is an automatic denial.
3 or more accounts in collections is an automatic denial.
Application will weight current employment in the approval decision; employment history of 3 years or more at your current employment is recommended.
